The Villas, Gazebo, Atrium
Lodge, Cottage, and Dock Villas have central heat & air conditioning and are
all fully equipped for food preparation (pots, pans, dishes, tableware, toaster,
and coffee makers). Propane grills are also furnished.

THE VILLAS AT TIPPS

| Occupancy is limited to a maximum of 8 people (ALL AGES). Each villa has two bedrooms, a large sleeping loft,
two full bathrooms with tub/shower, large living/kitchen area with dishwasher, microwave, electric range/oven and
refrigerator/ice maker. Each villa bedroom has one queen bed. Each villa sleeping loft has four queen beds. All villas
have satellite TV with DVD.

THE GAZEBO AT TIPPS POINT

| Occupancy is limited to a maximum of 12 people (ALL AGES). The Gazebo
consists of three connecting studio suites. The East studio suite is a large open living/kitchen area, with one full bath with
tub/shower, a large sleeping loft with four queen beds, dishwasher, microwave, electric range/oven, and a refrigerator/ice
maker, satellite dish television with DVD. The two West studio bedroom suites each have one queen bed downstairs, with a
full bath with tub/shower, and a loft with a queen bed.

THE ATRIUM LODGE AT THE NORTH PENINSULA

| Occupancy is limited to a maximum of 18 people (ALL AGES)
. The Atrium Lodge has four bedrooms with one queen bed in each, a large sleeping loft, five full bathrooms
(one is handicapped accessible), a large (40’ X 40’) living/dining/kitchen area. The kitchen has two sinks, two dishwashers, large
microwave, electric range/oven, side-by-side refrigerator, with ice and water in the door, and cable television with DVD. The large sleeping
loft has six queen beds and cable television with DVD. The Atrium Lodge has a large covered veranda dock on three
sides for outdoor enjoyment.

maximum of 6 people (ALL AGES) in the East Cottage. Both cottages have two bedrooms with queen beds, two
bathrooms with showers. The living/kitchen areas have an
electric range/oven, microwave, refrigerator with ice maker, a dishwasher,
other small appliances, and cable television. The East Cottage also has a
washer/dryer and a couch/hide-a-bed.

THE DOCKAMINIUM VILLAS AT THE NORTH PENINSULA

| Occupancy is limited to a maximum of 8 people (ALL AGES)
. Each dock villa has three bedrooms and two bathrooms with showers. The large living/kitchen area has an
eating/serving bar, dishwasher, microwave, electric range/oven, refrigerator/ice maker, and clothes washer/dryer. Two of the
bedrooms have one queen bed each with adjoining bathrooms. The third bedroom has bunk-style twin beds. The dock villas have
cable televisions with DVD’s. Each dock villa has a large covered veranda dock and the use of a covered boat slip.

THESE RATES ARE EFFECTIVE FEBRUARY 1, 2008 AND EXPIRE JANUARY 31, 2009. Rates and terms of rental are subject to change without notice and do not
include state sales tax of 5.0%. THIS CONCESSION IS PRIVATELY OWNED AND OPERATED – AND IS NOT STATE MAINTAINED OR OPERATED.
OUR OCCUPANCY POLICY FOR ALL RENTALS is limited to the adult parties signing the rental agreement and people who are their registered
guests. All occupants and guests must be listed on the RENTAL MANIFEST. People renting or staying in RV spaces, camping on shore or renting
Lodge rooms or cabins ARE NOT ALLOWED AS DAY OR NIGHT guests and may not share or use the vacation villa units or dock facilities. NO
EXCEPTIONS PLEASE, to do so would be taking unfair advantage of our other rental tenants.
Our Villas, Gazebo, Atrium Lodge, Cottage, and Dockaminium Villas are all non-smoking with NO EXCEPTIONS, PLEASE! ABSOLUTELY NO SMOKING INSIDE
THE UNITS! You may smoke outside and on the docks or decks. PETS ARE NOT ALLOWED! NO EXCEPTIONS, PLEASE!
OUR RENTALS ARE BY ADVANCE RESERVATION ONLY AND A SECURITY AND DAMAGE DEPOSIT is required for each vacation villa unit rented. Deposits
are payable by check only! No deposits are accepted by credit card. Deposits are refunded by mail following a satisfactory checkout
inspection by LMB&B management. All facilities are NON-SMOKING. Smoking is allowed ONLY on the veranda docks.
WE'RE SORRY, NO PETS ARE ALLOWED.
State and Federal regualtions require, and our rental policy is, that all children age 12 and under be required to wear an approved
life jacket at all times when outside the villa or gazebo on the walks, decks, or dock areas. Swimming is strictly at one's own risk
as no lifeguard is on duty at any time. Jumping or diving from the roofs, balconies, walks and patios is prohibited!
NO FLAMABLE MATERIALS ARE ALLOWED! NO EXCEPTIONS! FUELING OF WATERCRAFT MUST BE DONE ON SHORE OR AT ONE OF THE MARINAS WHERE FUEL IS SOLD!
All watercraft fuel, etc. must be stored and left on shore! Please do not bring or burn candles or torches of any kind on the property.
These are strictly forbidden. All renters must certify that all watercraft moored at LMB&B by you or your guests are currently insured for general liability.
Our office and newest units are located at the North Peninsula, north of the
Lake Murray Lodge Main Parking Lot. Located on either side of the North
Peninsula are our new floating vacation units; the Atrium Lodge, the Cottage,
and the Dockaminium Villas.
